«Top Stays» is a promotion program for selected accommodation partners who demonstrate a high level of service and meet other important criteria. In this article, you can learn all conditions and benefits of participation.
Why connect to Top Stays
Participation in the program helps you stand out among competitors and receive 1.5–2 times more views. Combined with high conversion (one of the requirements for joining the program), this leads to an increase in bookings.
Here is what you get after connecting:
Priority search positions in your city. A smart algorithm determines how to place your property in search results to ensure 1.5× more views across three platforms: ZenHotels, RateHawk, and Roundtrip.
A TOP badge on your property page, which attracts user attention, highlights you among competitors, and confirms a high level of service.
Important: higher placement in search results does not mean being fixed on a specific page. The goal of the program is not to place your property at a certain position but to position it in a way that ensures the maximum number of views.
Regular analytics. On the «Top Stays» page in the «Promo» section, you can track your performance: how views increased and how this affected sales. Analytics becomes available one month after activation.
Which properties can join Top Stays
The program is available for properties that have passed at least one reconciliation and confirmed at least 10 completed stays through the ETG Extranet.
To join and remain in the program, several indicators must be maintained:
High conversion, meaning a high share of successful bookings per 1000 impressions. Participation is available only for the top 30% of properties with the best conversion in the city.
Low incident rate. Incidents caused by the property (e.g., overbooking) must be below 5% of all bookings. However, we recommend avoiding such situations whenever possible — even one incident per 100 bookings can negatively affect your reputation.
High rating — from 8 points based on guest reviews on our websites. To encourage guests to leave reviews, you can print a special sign and place it at the reception desk.
A wide pricing matrix: , meaning the presence of different rates and special offers. Rates in the Extranet must be competitive compared to similar rates (cancellation and meal conditions) available on other open sources.
No overdue commission payments.
If the property meets all criteria, a personal invitation to join the program will appear in the «Personal account».
Important: if your indicators have been improved only recently, you will be able to join the program after the 2nd day of the following month, when the data is updated in our system.
For example: if your rating increased on June 20, the data will update on July 2, and you will be able to join the program.
How to connect the program
Go to the «Promo» → «Top Stays» section.
Make sure your property meets all participation criteria. If some indicators need improvement, you will see hints.
Review the offer agreement and toggle the «Connect Top Stays» switch to the right — it will turn pink. Note that the commission will automatically increase by 3%.
If you need help, please contact your manager or support team.
How to disable the program
If your property stops meeting the criteria, we will send you a notification email. After that, you will have 30 days to restore the indicators to the required level and continue participating. If the indicators are not restored, the program will be disabled automatically.
If you want to disable the program yourself, toggle the «Enable Top Stays» switch to the left.
Note: after disabling the program manually, you will not be able to reconnect for six months.
If the program is disabled due to non‑compliance with criteria, this restriction does not apply — once your indicators improve, you can join Top Stays again.
